There are sellers' markets, and there are buyers' markets. Presently, we are in the midst of, at least in some price ranges, a sellers' market.
Quality homes, priced at under $250,000, are selling within days. One might drive past a home with a 'For Sale' sign a dozen times, dreaming about making a move, only to find that, when that day comes, the seller accepted a contract only days before.
How might this story have ended differently? The buyer could have had someone working on his/her behalf!
Buyer's Agents, such as Pat Conrad and myself, on Keller Williams Realty's Life's A Beach House Team, dedicate ourselves to getting to know our clients, their specific wants and needs, as well as their dislikes, so that we can find the home that most closely meets, or exceeds, their expectations. It isn't, however, just about finding the home one dreams about,it's about finding it first.
Most homes are listed for sale on the Multiple Listing Service (MLS) and only licensed Realtors have access to this information. While there are scores of new real estate websites on the market, each extracts their information from the original source: The MLS. A Buyer's Agent, working on your behalf, has access to the newest for-sale listings, sometimes days before the other sites list them. When time is of the essence, don't you want the most current information available?
Still... information is only part of the puzzle. Knowing that a home is for sale isn't enough to get you inside the home to view it. A Buyer's Agent can get you through the door. We schedule a "showing", blocking a specific period of time for you to view the home, ask questions, and decide on the direction you'd like to take. We'll help you to understand the market so that you can make an informed decision about the value of the home. If you want to make an offer to purchase, we'll get to work, right away, to present your offer to the seller.
So, your offer has been accepted ... what now?
What comes next are inspections, and repair requests, and surveys, and appraisals, and re-inspections! A Buyer's Agent will work coordinate and track the events to ensure they are completed on time so that your closing closes on time.
And what, you may ask, does it cost to obtain the services of a Buyer's Agent? Would it surprise you to learn that the services are absolutely free to the buyer?
Want to learn more about Buyer's Agents and how we can make the home-buying process a smoother, less stressful, more enjoyable process for you? Contact us! We'd love the opportunity to answer your questions and learn about the home you've been dreaming of.

You've no doubt heard the radio ads for realty companies that will buy
"Living out of Jacksonville and putting our home in Neptune Beach on the market was a real concern to us. Eric was everything other reviewers have said, and I think even more. The effort put into Open Houses, showings, feedback to us and mostly being honest in his advice I have to say was above and beyond the call of duty. We have sold many homes over the years and say without a doubt would call upon Eric again to either buy or sell a home."
