Not so long ago, our neighbors to the north of Jacksonville; Yulee, Fernandina Beach, and Amelia Island were considered out-of-the-way burgs that only the locals knew about. Well, let me tell you, the secret is out! Due in partto a few high-draw local events, and the natural wanderings of those seeking a suburban lifestyle,they couldn't stay hidden gems forever.
For three decades,Amelia Island was known for hosting an annual WTA championship and,although that run came to an end in 2011, the lure of the island helped it to remain a resort town. Fernandina Beach draws huge crowds,each May, when hosting the Isle of Eight Flags Shrimp Festival (add link:http://ameliaislandliving.com/fernandinabeach/amelia-island-travel-guide/isle-of-8-flags-shrimp-festival/ ), an event that has been held annually since 1963.
The growth occurring in Nassau County, particularly east of I-95, is astounding. New communities are popping up everywhere you turn and, thus far, the county and the state have done a good job of trying to stay ahead of it by widening roads to handle the increased traffic.There is not only an abundance of housing available in the area, but a great deal of variety as well.
Downtown Fernandina Beach is still as quaint and charming as ever, with every type of home,from small bungalows, to mid-70s ranch-style homes, to gloriously restored Victorian homes. You will, however, pay an "island premium" for the proximity to the brick-paved streets and access to the beaches. You absolutely must visit Fort Clinch State Park. Trust me on this one: It's the best beach in Northeast Florida.
"The Concourse",and the communities there, have been in development for more than a decade, beginning with North Hampton and Flora Parke at the north end of the concourse. More recently, Amelia Walk, Amelia National, and Amelia Concourse communities have sprung up along the way, and even more development is in progress. These communities offer all the amenities one might expect from a planned community, including pools, clubhouses, and playgrounds. A fewcommunities step it up a notch with hiking trails, bike paths, soccer fields, golf courses and, in the case of North Hampton, access to navigable water. The homes themselves start in the $200's and run to more than $1M.
To the north of SR 200, you will find the gated communities of High Pointe and Oyster Bay, as well as Piney Island. These communities offer incredible custom homes in natural,wooded settings and for a few fortunate souls,spectacular marsh views and deep water access. The homes in these communities vary in style, and you can find something to suit any taste. Typical homes will run from the $400s to more than $1M.
With all the recent development, one might expect the area to lose it's small-town appeal, but that has thus far not been the case. The beaches remain beautiful, Yulee still has more Pine Trees than people,downtown Fernandina Beach remains quaint, and Amelia Island, with everything from modest block homesto spectacular beachfront villas and condominiums, remains a community to which folks aspire to call home.
When you visit, it's easy to understand the draw to this beautiful part of Florida.
