School is still out!!


We got some much-needed rain!!

How is the housing market? HOME BUYERS~ from the time you find a home you like & get a fully executed contract, you can typically CLOSE on your home in about 30 – 35 days.  And one thing is…that the interest rates are still staying low!



Giddy Up~ If you are in the market to buy a home before school starts back and you plan on financing the purchase rather than paying cash, the time is now to:

  • consult with a Realtor on The Life’s a Beach House Team at Keller Williams Realty so we can help you make the Home Buying Process as smooth and stress free as possible,

  • get a pre-approval letter from a lender,

  • get your funds together for your binder deposit, inspections, appraisal, down payment, & closing costs,

  • start your home search,

  • complete your home search,

  • make an offer on a home- it will either be accepted, rejected, or negotiated

  • once you have a Fully Executed Contract on your future home, there will be a very important timeline to follow & many individuals will work diligently to complete the list of items to be done so you can get to the closing table!

  • Binder deposit

  • Home Inspection (you have 10 days to complete this, but we always recommend getting it done as soon as possible)

  • the other inspections will depend on the type of property you are purchasing, the age of the property, the condition of the property, & the features of the property

*some of the most common inspections are: Home Inspection, WDO inspection, Wind Mitigation Inspection, 4 Point Inspection, Pool Inspection, and Septic Inspection,

*based on the findings of the inspections, you might also need to hire a specialist to investigate some things further

  • Obtain Homeowners Insurance & possible flood insurance

  • Appraisal

  • Survey

  • Marketable Title

  • Final Loan Approval

  • Complete any necessary reinspection’s

  • Clear to Close

  • Final Walk Through

  • Attend Closing & sign the papers

  • Celebrate because you just bought a HOME!!

  • Move In & enjoy your new home!!
