Getting Ready to Sell Your Home (Part I)

As a Realtor who started my career in the 80’s, I believe I’ve seen it all.  I still have a copy of a Beaches Leader ad from 1985 where an oceanfront home in Neptune Beach was $250,000, a Jax Beach oceanfront home was $169,000 and an Atlantic Beach home three blocks to the ocean was $107,500.  The prices have definitely changed, but the desire to live in Jacksonville or the Beaches has not.

The Real Estate Market is buzzing with buyers and the inventory of homes for sale is very low.  So it’s official…we are in a SELLERS MARKET!  So what do you do if you’re ready for a new home and need to sell the one you’re in?

The first thing to do is hire a Realtor.  I recommend that you interview 2-3 agents and be prepared with a list of important questions to ask them.  Make sure you find someone that you are confident will not only sell your home, but help you find your new dream home.

Here’s a few questions to add to your list when interviewing a Realtor:

  1. Do you work full time as a Realtor?  It’s critical that you have someone who is dedicated to a full time Real Estate career versus someone who dabbles part time.

  2. Are you part of a “Real Estate Team”?   If your Realtor is away on vacation, who will handle the sale of your home?  Most Real Estate teams in the Jacksonville area have an Administrative Assistant to coordinate transactions for the Agents. The beauty of having a Team of Realtors working for you is that someone is always available.

  3. Experience- I’ve read a lot of blogs that say you need to ask about the agent’s experience and designations…I DO NOT AGREE.   Experience is very important but just because an individual is smart enough to pass a test, does not guarantee that they know anything about your market!

  4. Communication, or the lack of, can make or break the sale of your house. Who will be answering the calls on my home? You need to know if it’s the agent (who knows everything about your home) or just someone sitting in the office when a call comes in. You should also ask how often the agent will be communicating with you.  Let the realtor know exactly what your expectations are.

  5. What is your marketing plan? Is the realtor going to pull out all the stops to get your house sold?  Do they hire a professional to take pictures and do a video tour of the property?  If you happen to live in the Jacksonville Beaches for example, you want a pro to highlight the Beaches area as well as your home.
